Description
Specifications include, but are not limited to: DOOR SECURITY; Install New Den or Patio Sliding Glass Door: Remove and dispose of existing wood, aluminum or vinyl sliding glass or Hollywood door and frame. Make all minor repairs as necessary but without alteration to the existing door opening as well as the structural members to receive the new like for like tempered dual glazed low E glass Sliding Glass Door complete with door screen and factory secured mortised handle locking system locks from both sides. Work to include new interior and exterior moldings, and all touch up paint finish to adjacent surfaces impacted by the SGD installation. At living room, remove and replace sliding patio entry door thoroughly without damage to adjacent surfaces. Include new locking sliding patio door screen door. Provide New Factory Finished White Vinyl Sliding Door to be Low-E clear tempered glass, dual pane, and full lite, complete with handle set and mortise lockset. Provide JELD-WEN or approved equal. Confirm configuration and opening direction with owner. To include removal and reinstallation of associated trim at interior and exterior sides to be prepped and painted as required. To receive as required insulated gaps and maintaining waterproofing before closing wall. Trim sealed to adjacent finished surfaces using waterproof paintable sealants. Contractor to confirm availability, size, and specs with owner; and present alternate spec for approval with owner and LACDA if required. WINDOWS; Replace window with an operable window. All replacement windows must complement existing pre-existing envelope configuration; block frame to wood/metal pocket or retro-fit (with panning) & must cover aluminum/steel frame, eliminate any interference or extrusions. New window replacement shall be min. dual glaze and meets the minimum energy efficiency & safety standards required by current Building codes. For Bathroom windows, provide tempered glass if within 60" of a tub or shower drain and obscure panes for privacy and safety. At kitchen, Remove existing window and replace with retrofit window from Milgard, or approved Equal. Contractor to provide necessary labor, material and equipment to properly demo and dispose off site (See item 15.1); all window sashes and glazing, including window stops and balancers where applicable. Keep the existing window frames and stucco molds intact. Replace all dry rot or damaged wood members impacted by the new window installation, prime and paint old and new window frames to match adjacent drywall or stucco surface both interior & exterior. Replace with block frame/retrofit, dual glazed, low-e glass without grids (obtain approval from owner), vinyl finish manufactured by Milgard windows or approved equal. Gaps between the window frame and rough opening need to be sealed by low-expansion foam and/or manufacturer recommended silicone sealant for exterior application. Contractor to field verify the number of windows including size, color, styles and model, clear opening and frame thickness. Any change in window configuration shall be approved by owner. Window samples shall be provided to the owner for proper selection and approval. Existing security bars, if any shall be removed and reinstalled with new tamper resistant screw or lag bolts. Patch and paint all holes. Contractor to ensure that at least one window & security bar in each bedroom meets the egress requirement of the CBC.
