Description

General Description

This project entails the re-piping of the potable water lines from the basement level boiler room and water meter room (hot and cold water and hot recirculation) to all the associated bathroom and laundry area fixtures on both levels of the house which includes 6 bathrooms and 2 laundry areas, 2 kitchens included.  This also includes the replacement of all sewage piping systems from the city sewage system to all bathrooms and kitchen area

The existing potable water lines to these described areas, where practical, will be removed. Where the existing lines are located in areas of the house that will not be affected by the work (i.e., embedded in cement under the tiled floors), these lines will be disconnected and left in place, fully drained and capped if necessary. The garden water line will be renewed until the living room. The line will be left untouched underneath the living room floor. An additional line for garden water will be installed in the kitchen and furnished with a tap on the side of the building. The lines in the kitchen, that ran in a duct under the radiator on the tiling will be laid under the screed.

A new and more practical route will be chosen for the new potable water lines after a site visit(s), and will be mutually agreed upon with the Contractor and Embassy COR.

The tiles in the hallways, laundry rooms and kitchens shall also be removed and replaced the same as in the bathrooms with all corresponding work included.

The kitchen furniture, built-in cabinets and the existing shelving will be removed by the Embassy workshops and be reinstalled after the contracted work is done.

The Scope of Work outlined below contains labor and material costs for the above-described re-piping and renovation work. In addition to the re-pipe, the complete renovation of all 6 bathrooms in both houses are also outlined below. All electrical work shall be executed according to the relevant DIN and VDE regulations.

This project also includes the work and materials/technical supplies for the complete renovation of the 6 bathrooms in the multifamily house, referred to as Apartment 1 and Apartment 2 at Goldfinkweg 38A, 14195 Berlin-Dahlem.

The renovation includes both labor and material costs for: the master bathrooms (Baths 1 and 2), kids bathrooms (Bath 3 and 4) and the guest bathrooms with a shower (Bath 5 and 6). The floor area of the respective bathrooms 1+2 is 5.51m² and the wall area is 24.25m² each, in bathrooms 2+3 the floor area is 4.67m² each and the wall area is 22m² each. Bathrooms 5+6 have a floor area of 3.11m² each and a wall area of 17.75m² each. The utility rooms have a floor area of 6.72m², the kitchen 22.81m² and the hallway 18.84m².

In all rooms, all faucets and fixtures such as tubs, showers, toilets, and bath/shower valves must be removed. Removal of radiators, sinks, mirror cabinets and wall tiles are included in order to install later the new objects and cabinets. The radiator in the kitchen shall be stored separately and remounted.

Shut off valves need to be installed in each bathroom.

Meters need to remain for the gardenwater and the incoming house pipe only.

The tiles on the bathroom, kitchen and hallway floors must be removed and prepared for the new tiles. The wall tiles must be completely removed and the walls are to be prepared for new tiles in behind the objects as backsplashes. The tiles should be laid in thin-bed mortar.  All electrical and piping work including cables and connectors for the new objects must be laid and terminated before the work to accommodate the tiles is prepared. All non-tiled areas shall be plastered in Q3 quality and painted with Caparol Malerit white. All walls must be reinstalled. These services are part of the contract.

An on-site inspection is required before submitting the offer.
