Print Bid Title: Request for Qualifications & Expressions of Interest Category: Planning Status: Closed Bid Recipient: Stephanie Clarke Description: The City of Montpelier seeks a developer(s) to partner with the City to construct a housing development on a city-owned parcel located at 203 Country Club Road. The property was purchased by the City in 2022 for the purposes of housing, recreation, and conservation. It is currently used for recreation and community services. The City has engaged in multiple phases of due diligence and community engagement and is open to any number of housing configurations and development build-out scenarios, with an eye to affordability and sustainability. The City is excited to act as a partner to develop a subdivision plan, build infrastructure, and transfer ownership of a parcel or parcels within the site for $1.00. The objective of this Request for Qualifications (“RFQ”) is to identify developers that are qualified and have interest in developing this project in accordance with the City’s goals to increase the availability of market rate and/or workforce housing in an area of the City that is outside of the floodplain. Based on the RFQ responses, the City will invite up to five (5) developers to submit more detailed proposals for the development project including a comprehensive project description (e.g., project size, number/mix of residential units, any commercial square footage, etc.), conceptual plans, and financial proforma information (e.g., estimated project cost, likely funding sources and uses, sale and/or rental rates, operating proforma, etc.).
